M2 is a 70,000 square-foot multi-tenant co-working space in the former Old Car Heaven building at 3501 1st Avenue South in Avondale. The project, developed by architect Bruce Lanier, is a follow-up to his MAKEbhm development at 4000 3rd Avenue South. It opened in 2021.

Lanier, a partner at ArchitectureWorks, is executive director of MAKEbhm. Red Rock Realty Group and ARC Realty are leasing space at M2.
