Shannon Waltchack, formerly Shannon-Waltchack Investment Real Estate, is a partnership of Len Shannon and Derek Waltchack which was formed in 2006.

The firm originally kept offices at 3104 Blue Lake Drive in Vestavia Hills.

Shannon-Waltchack purchased the 400 Hollywood Boulevard parcel overlooking U.S. Highway 280 site from the Mazer family in 2009 after the proposed Montelena condominium project was abandoned. In 2010 they created The Hollywood LLC to develop the property, known as The Hollywood.

Shannon-Waltchack moved in 2012 to renovated space in their Railroad Square redevelopment of the former National Biscuit Co. building at 120 18th Street South in Birmingham's Parkside District. From there they moved to the nearby The Stockyard at Railroad Park at 1616 2nd Avenue South in 2015.

In December 2023 Shannon-Waltchack announced a partnership with a major university endowment fund to expand its strategy of acquiring an investment portfolio of neighborhood-scale shopping centers with service-oriented tenants. Later that month they leased space for larger offices in the 3800 Colonnade Parkway building.
