Macaroni Lofts
Macaroni Lofts is a planned $10 million, 35-unit loft condominium development with a parking garage and 6,000 square feet of restaurant or retail space on the ground floor. It is located in the former Birmingham Macaroni Company building at 14th Street and Avenue D on Southside.
The property was purchased by Macaroni LLC for $810,000 from the UAB Educational Foundation in 2017. The company, which includes Kathy Okrongley of Southpace Properties, initially proposed a 20-unit condominium redevelopment, dubbed Macaroni Lofts, with a design by Creature.
During development, the owners changed architects and increased the scale of the project to $11 million for 35 units, with a new connecting wing to be built on an adjacent lot and connected by a raised outdoor terrace. Fifth Dimension Architecture worked on the redesign.
The project was delayed until 2022. Further development of the design added a fourth floor to the new portion, eliminated the courtyard, and increased the number of units to 44, of which 60% had reportedly been pre-sold. Hancock Construction was selected as the contractor.
